Demand for houses exceeds supply by 6% in Portugal

The offer of houses for sale in Portugal has fallen by six percent in the last two years.

Contributing to the decrease in the number of homes for sale between 2021 and 2019, according to a study by the Portuguese property portal Idealista, released yesterday is the increase in the volume of home sales. In the last 12 months alone, the available supply decreased by nine percent.

There have been fewer properties in general throughout the country. This is evident by the fact that the offer for houses for sale in Portugal has dropped in 10 district capitals in the last two years.

It was in Portalegre that the offer of housing dropped the most in the last two years, where there was a decrease of 42%. Two other cities in the Alentejo also figure in the list, namely: Beja (-37%) and Évora (-37%).

Thanks to the pandemic, the housing 'stock' for sale in Portugal saw a significant drop.

Among the capitals where available stock also dropped is Faro (-23%), Setúbal (-20%), Santarém (-19%), Coimbra (-19%), Leiria (-18%).

In Viseu for instance, the drop in houses for sale reached 15% and in Bragança, 10%. In Lisbon, the offer of housing stock remained consistent in the same period of time.

District wise, Bragança leads the table of the drop in supply over the last year with -20%, followed by Leiria (-17%) and Faro (-16%).

Conversely, the district of Guarda saw its housing stock rise by 35% in the last year. Followed by Viseu (18%), Portalegre (10%), Viana do Castelo (9%), Castelo Branco (6%) and Braga (2%).
